Property Intelligence Assessment

EBD conducts an initial assessment of the property and creates a permanent digital Property Intelligence Record containing:

  • Estimated remaining useful life
  • Maintenance history
  • Repair invoices, warranties and photographs

Property Wellness Advantage Program

PWAP becomes the recurring service arm of the program. Each scheduled Property Wellness Visit can include:

  • HVAC-filter replacement
  • Smoke and carbon-monoxide detector testing

  • Water-heater observation
  • Exterior, roofline and drainage observations
  • Door, window, lock and lighting checks

Stay-in-Place Safety Review

A dedicated safety review — a specific annual component, not folded invisibly into a normal inspection. The review considers:

  • Entry steps, thresholds and walking surfaces
  • Exterior and interior lighting
  • Bathroom access and fall protection
  • Shower and tub usability
  • Doorway width and door hardware
  • Flooring transitions and loose rugs
  • Handrails and grab bars
  • Kitchen reach and usability

Renewal — $360 per year. After the initial setup, the homeowner renews for $360 annually (provided the property remains enrolled without interruption). That equals only $30 per month when prepaid annually — for quarterly property oversight, resource navigation, maintenance documentation, and a trusted property contact.

What is the StayWell Property Program?
StayWell is a membership program designed to help homeowners remain safely, comfortably, and financially secure in the home they already own. It combines a one-time Property Intelligence Assessment with ongoing quarterly Property Wellness visits and a trusted resource navigator.
How much does the program cost?

What does the $199 Property Setup include?
The setup creates your permanent digital Property Intelligence Record and includes:

What is included in the monthly or annual membership?
Four scheduled Property Wellness Visits per year (up to one hour each), plus between-visit support:

Are materials included?
No. Replacement filters, batteries, bulbs, caulking, and other materials are charged separately with owner approval. Contractor work is also additional and quoted separately.

No. The Property Intelligence Assessment is a practical property-condition and maintenance review designed to create a working record and prioritized plan. It is not a formal home inspection, engineering report, or accessibility certification.
Do I have to be home during the visits?
No. Many homeowners provide access via lockbox or smart lock. You will always receive a clear summary of what was checked, completed, and recommended after every visit.
What if something needs repair between visits?
Call the StayWell number. We help you determine the right type of help, coordinate with trusted contractors if needed, and keep records of the work. You stay in control of all decisions and costs.
Is this just for seniors?
The program is especially valuable for older homeowners and their families, but it is open to any owner-occupant who wants a trusted property advocate and no longer wants to manage every maintenance decision alone.
How do I get started?
Start with the one-time $199 Property Setup and Intelligence Assessment. From there you can choose monthly ($35) or annual ($360) membership. Most homeowners choose the first-year package of $559.
Can I cancel?
Yes. Membership can be canceled at any time. The one-time Property Setup fee is non-refundable because the digital record and assessment are completed at the beginning.
