In today’s Real Estate market, the BINSR Services for example: the BINSR  Repair and the home inspection period is challenging. The Buyer must complete their due diligence and find every important detail about the condition of a property in very little time. Therefore, in Arizona, once the Buyer’s complete all their inspections a Buyer’s Inspection Notice and Seller’s Response (BINSR) is created. 

The BINSR, an addendum to the purchase contract, is when the Buyer communicates one of the following three selections to the Seller.  

  1. Accept the property and no corrections are being requested.
  2. Reject the property and cancel the Contract.
  3. Elect to provide Seller an opportunity to correct the disapproved items listed.

Buyer Election – BINSR Repair – Option #3

Selection of option #3 begins a negotiation process different to what the property sells for. For example,  what does the Buyer want to be done and what is the Seller willing to do? To clarify, any BINSR repairs agreed upon by the Seller need to be complete by a licensed contractor per the Arizona Residential Purchase Contract with accompanying receipts. Consequently, much thought is put into repair request, negotiations, and acceptance.

The Buyer is allowed to list all Non-Working Warranted Items (items that MUST BE in working order per the Arizona Purchase Contract.) Many Buyer’s and their agents forget this portion of the BINSR. HOWEVER, these are non-negotiable repairs that the Seller MUST correct.

This is how it works:

  1. Submit a copy of the BINSR and inspection reports:  Upload Link. 
    (The home inspection report and any quotes for repairs or services that you may have already received.)

      2. Elements By Design gives you an itemized quote for the COMPLETE BINSR within 48 hours of receipt acknowledgment.     

      3. Buyer and Seller agree upon requested repairs, then contact Elements By Design!  

The Elements By Design procedure to process work orders is as follows:

            a.  Payment options

                        i. Credit Card –  50% down, balance on completion.

                       ii. Pay out of escrow upon approval with a 10% up charge.

            b.  Work is coordinated with the Seller and the Seller’s agent.

            c.  Work is performed by licensed, bonded and insured contractors. Unless other wise disclosed prior to job acceptance, work is completed within 3 days of closing.   

            d.  Invoice for completed work is itemized to correspond to the Buyer’s Inspection Notice and Seller’s Response and provided to the Buyer and the Buyers agent with related pictures.
