The Property Certification Process is as follows:

1. Get the home inspected by one of Elements By Design’s Home Inspection Partners

2. Decide what recommended repairs are:

                a. Necessary for the sale/rent to continue;

                b. Add monetary value and COULD be done but aren’t NECESSARY

3. Make agreed-upon repairs

4. Receive Property Certification

The purpose of the Property Certification is to allow you to determine the exact condition of your property so that you are in a proactive position to handle any issues that could possibly cause the sale to fall through with a potential buyer. Bill Gassett, a Nationally recognized leader in the Real Estate field, highly recommends getting a pre-listing home inspection. Stating, “It is a proactive step that puts you ahead of the curve, allowing you to see the path ahead of you much more clearly.”

There could be a case made for several reasons as to why you shouldn’t get a pre-listing inspection of your property. Such as:

1. As a seller, you will have to pay for a home inspection.

                Yes. Inspections do cost money and are not free. Yes. Paying for a pre-listing inspection does not get you out of the buyer’s inspection.
